it depends on where you want to buy, how much you want to spend and how long you want to wait. look for a builder with a good name and is solid and dont go for fly by night or to cheap to be believiable deals as most of them can be con artists. the best advice i can give is to ask around go and see your local council in the building department and ask them about good builders or contact fair trading to recommend a good builder. if there is a builder in your area that you settle on find out what he has built i.e. other houses and go and contact the owner and see if they had any issues with the builder or the work or the cost.
alot of areas that used to be bushland that are now subdivisions can be riddled with termites, so buyer beware when it comes to that, and dont be smooth talked by the agent trying to sell you something, that is his job he is NOT YOUR FRIEND. have a look at houses already built for the money that you wanna spend on a house and land you maybe be surprised especially with the interest rates happening. work out how much you have to spend PER WEEK and then add on another $100 per week to that expense to cover all costs i.e. rates , insurance,elect, water, unexpected stuff like a flat tyre or unexpected visitors for extra food or rego. my best advice is what it will cost you per week and be realistic and start saving that exact amount every week for 6 months atleast and see if you can survive on that money that is left over for that time frame.just remember EVERY single person who has ever gone bankrupt was approved for a loan so the banks dont care if you repay they will sell you up anyway. the choice is really yours and yours alone to make but considering it is the biggest purchase you will probably ever make and the most expensive, i would really do my research and look into every situation very seriously as it is a big debt to repay for a very long time. jacin

My 2c Worth
Do not buy a house and land PACKAGE. You will pay full stamp duty on the cost of the house AND land. If you only buy the land first, THEN build, you pay stamp duty on the land only.
